Around 1,090 homes will be built in SPOT Amsterdam in a nice mix of free- and medium-price owner-occupied homes, free-sector rental homes and rental homes in the social segment.

How many homes will there be in SPOT?

In total, SPOT will soon have about 1,090 homes, divided into three phases. We assume over 300 homes in the first phase and nearly 400 homes in the second phase.

The 1st phase will have medium- and free-sector rental housing, while the 2nd phase will have medium- and free-sector owner-occupied housing in addition to social, medium- and free-sector rental housing. In the 3rd phase, there will be medium and free sector rental housing and free sector owner-occupied housing. There will also be space for sports/fitness and a convenience store.

What kind of housing will there be?

We offer a wide range of housing. SPOT will be a lively city district, perfect for city dwellers, young and old, living alone or together, with or without child(ren). There will be ‘Grand Apartments’, compact ‘City Apartments’, a limited number of special Penthouses and many outdoor spaces with areas of up to 34 m²! All with a fine layout.

What does the outdoor space look like?

The outdoor space - designed by internationally renowned design firm Inside Outside - consists of large and delightful balconies, loggias and beautiful roof terraces. Right next to SPOT will be a large park between Hoogoorddreef and Karspeldreef, equipped with footpaths, benches, water features and mature trees that will grow into a fully-fledged park with ditto grandeur in the coming years.

Although it is not possible to buy a parking space, for some Grand Apartments we offer
the possibility of renting a parking space. This concerns a stray spot in the car park.

You can register via this website. Go to the house hunter, Find the property that suits you best, and register. One of the estate agents will then contact you soon.

We advise you to also fill in the questionnaire in your account, as the developer will allocate the homes based on preference and on financial data.

How does allocation work?

Once you have registered via the house finder, one of our estate agents will contact you quickly. An option meeting will then be scheduled, where the estate agent will first look at your own wishes with you. After this, the estate agent will inform you in detail about SPOT and there will be plenty of time for you to ask questions. After a few days, you have to decide whether you will definitely buy. You can then sign the purchase and building contract within a few days.

It is not possible to get an option on the City Apartments.

What is the construction schedule for Tower Crystal?

Construction of tower Crystal started in September 2021. Completion is expected to be Q1 2026. The long construction time is because a double-storey parking basement is being constructed under the residential tower.

Developments in the area

The SPOT project site now houses offices. What will happen there?

The offices there are no longer up to modern standards. The area also lacks character. Lots of parking spaces, little greenery, not very pleasant. It is not really a ‘neighbourhood’. At the same time, the need for housing in Amsterdam is very high. A few years ago, we bought some of the existing offices to make way for housing. The offices will be demolished and in their place we will realise high and medium-rise buildings on nice squares and greenery. The buildings will contain housing, but also space for (flex)work, cafés and restaurants and, for example, educational, sports and cultural facilities.

Is this the only change in the area?

No, the Amstel-III area is changing enormously. From the Amstel Quarter on the Amstel to the new medical campus of the University MC (old AMC): thousands of new homes and all kinds of facilities will be added. Also right next to SPOT, offices will disappear for housing. As many as about 1,090 new homes will be built in our planning area and perhaps as many as 10,000 throughout Amstel-III. The ‘Hondsrug Park’, where is it?

Together with the other developers in the area, we are making the case for the creation of a new park in the area. We think this is also very necessary with the arrival of so many new homes and new residents. The park will be on the site of the current Hondsrugweg, which will disappear or change its character. Some traffic studies and decisions will have to be made before this can happen, but it is certain that the Hondsrug Park will be built. SPOT's Crystal Tower will soon be located right next to the park and other towers look out onto it. Specifically, what will be provided?

At the edge of our section of the plan there will be a school for primary education: IKC Metropool. A day nursery will be located within SPOT. For more information, visit ikcmetropool.co.uk. And around us, there are also plenty of developments. There will be housing on the Hogehilweg, Hessenbergweg, Hondsrugpark and Karspeldreef, for instance, and housing on the under project name Urban Interactive District, there will be a student campus near metro station Bullewijk and the Hondsrugweg is changing into a city park. Is it nice there already? What facilities are there?

At walking distance, next to Bijlmer Arena station, is the extensive Amsterdamse Poort shopping centre with all kinds of shops, chains and eateries. In this part of Southeast, you really do find everything. It really functions as its own city within a city. So you really don't have to go into the centre.

Then there is the Arena boulevard. The ArenA not only hosts football, but also concerts on a regular basis. On the boulevard, you will also find Pathé Arena with lots of cinema halls, the concert hall AFAS Live and the even larger Ziggo Dome.

The SPOT area is also home to restaurant Bullewijk, brewery Kleiburg and various types of smaller catering establishments. These could also have a place in the new developments, and further that should be complemented by other shops, catering and, for instance, a neighbourhood supermarket.

What happens to public space?

The public space will get a major facelift, the station areas will be tackled and very cool: the Hondsrugweg, which is now a kind of four-lane highway towards the IKEA, will change into a car-free environment with cycling and walking routes, seating areas and sports. A kind of new city park for the new residents. Have you seen the car jack by Street Art Frankey yet? This one symbolises 'asphalt out, green in'!

Facilities

What facilities will be in and around the buildings?

We are still thinking about the exact details of facilities. In any case, there will be a school near our plan. For more information, visit ikcmetropool.co.uk. On the squares you will soon find a mix of (flex)work, café, coffee shops and shops. But facilities such as a dentist, a GP and the like are also quite conceivable, either with us or with our neighbours. We also have a bit more influence on the infill of the buildings and roofs. Think, for instance, of a (collective) roof garden, locker boxes for delivery parcels, a bike bar, herb garden, flexi workplaces, etc.

Can I rent retail space in the commercial plinth?

What services will you be able to purchase soon?

The services we offer are not yet fixed but we want to offer as required. As the project progresses, this will become increasingly clear. You can think of babysitting services, green services, delivery and pick-up services, care services and sharing concepts of cars, (electric) bikes, delivery bikes, etc.

We think SPOT will soon really be a place-to-be in Amsterdam. It is located in Amstel 3, which is still somewhat undiscovered by many house seekers as a new residential location in Amsterdam. Many house seekers only look within the ring road. But SPOT is super accessible to the city, surrounding (shopping) facilities and the countryside thanks to the metro, the motorway and fast cycle paths. Moreover, the entire area and everything around it will be completely revamped. SPOT will be a mixed, lively and sustainable residential area.

Southeast was built at the time as a new part of Amsterdam. So it is unmistakably Amsterdam. With bravura and guts, nicely urban, but in all its metropolitanity also pleasant and small-scale like the old city neighbourhoods. Southeast is colourful, sporty, lively and social. The buildings will be a lot taller than the ‘old city’, but much of what makes the city fun will soon be found in SPOT. In short, real Amsterdam in a new way!

Accessibility

How far is the centre of Amsterdam by public transport?

From SPOT, you can choose between metro station Bullewijk or the large train and metro station Amsterdam Bijlmer Arena. From here, you can be at Schiphol Airport, or the Zuidas in no time. The metro stations are also being renovated. Amsterdam city centre is less than 15 minutes away by metro.

And by bike?

All the freedom with your trusty steel steed, or lease bike from SwapBike. If you start from the Volkshotel/Canvas on Wibautstraat in Oost, you'll be on the road for just over 23 minutes. If you fancy terraces in De Pijp then you'll cycle there in 25 minutes. Some more compelling numbers? The Zuidas is 20 minutes by bike, the Vondelpark 30 and the Jordaan in 35. In need of peace and quiet? Ouderkerk aan de Amstel in 15, Ouderkerkplas in less than 10, and the beautiful Vecht 15 minutes away. The endless countryside beckons!

How good is car accessibility?

Really. Excellent. Amstel III is sometimes called the, or one of the best accessible parts of Amsterdam. Close to slip roads on the A2 and A9, which in turn take you to the A1 and A10 in no time. The world at your feet, or should we say, wheels?

Parking

How many parking spaces will there be?

Our homes will have less than one parking space per dwelling. This is because we see a social trend and changing attitude towards car ownership. Although we are realising less costly built parking spaces, we understand the importance of parking facilities for our residents. Therefore, we will ensure that sufficient parking facilities are available nearby.

How has parking been resolved?

The parking spaces that will be there will be partly under the buildings and partly under the new squares. The public space will be lifted, so to speak.

There will be no free on-street parking spaces. Your right to a parking permit will also expire. The City of Amsterdam plans to establish a blue zone to prevent free parking.

Is it possible to buy or rent a parking space?

It is not possible to buy a parking space.

However, it is possible to rent a parking space at a selected number of flats. However, this is not compulsory. The rental prices are not yet known.

And the bike?

In the design, we assume joint bicycle storage in and under the buildings to tie in with municipal policy to strongly promote bicycle use! Plenty of space.

Sustainability

How sustainable will the building and overall plan be?

Sustainability and healthy living are very important to us. Actually, it's a matter of course. Standard sustainability requirements and solutions nowadays include aspects such as: (at least) energy-neutral buildings, through applications such as heat pumps and solar panels and excellent insulation. The municipality also sees the area as a sports and exercise area and promotes this by including all kinds of facilities in the public space and its design.

All of SPOT is heated and cooled by a collective thermal energy storage system. In addition, the buildings are equipped with PV panels. All homes are very well insulated. This results in homes with very high (provisional) energy labels: namely A++. The final labels will be determined on completion.

Who are the parties behind SPOT Amsterdam?

COD and DUQER - two property developers with experience in national and international projects - are driving the transformation of SPOT.

COD is an energetic and creative real estate developer focusing on both new construction and redevelopment of hotels, offices and homes. COD currently has various eye-catching projects under development, such as Sud Wonen Amsterdam, redevelopment Maanplein The Hague, Het Dok on the NDSM wharf in Amsterdam, office development Max&Moore in Amsterdam-Noord and the redevelopment of the Megastores in The Hague. Early this year, COD completed the nhow Amsterdam RAI project.

DUQER is a fast-growing real estate developer/investor and initiator of numerous real estate projects in the Randstad region, with currently mainly (re)development projects in Amsterdam, Utrecht, The Hague and Rotterdam. Besides their initiative for the development of SPOT Amsterdam, they are developer of another project in Amsterdam Zuidoost at Paasheuvelweg. In Utrecht, DUQER is developer of several large residential developments in the Merwedekanaal zone. DUQER is also developing an exclusive residential project on the coast of The Hague.

Who is designing the project?

The architectural firm responsible for the master design is KAAN Architecten. The residential buildings in the first 2 phases will be designed by KAAN Architects, Klunder Architects, DOOR Architects and Moederscheim Moonen. The residential towers in the 3rd phase will be by ZZDP Architects, Marc Koehler Architects and Mei architects. The public space will be designed by Inside Outside. They are prominent, ambitious and Dutch design firms, which also operate internationally.
